"In little more than a decade, the revitalization of our cities and our urban areas that I had predicted was giving rise to rampant gentrification and unaffordability, driving deep wedges between affluent newcomers and struggling longtime residents.

What troubled me most of all was the decline of the great middle-class neighborhoods that had formed the backbones of our cities and broader society for most of my life. This was the kind of neighborhood I'd been born into, in Newark, and grown up in, in North Arlington. This was the kind of neighborhood I had hoped the new creative class was bringing back to our cities. But now, these once sturdy middle-class neighborhoods were disappearing right before my eyes.

I entered into a period of rethinking and introspection, of personal and intellectual transformation, of which this book is the result. I began to see the back-to-the-city movement as something that conferred a disproportionate share of its benefits on a small group of places and people. I found myself confronting the dark side of the urban revival I had once championed and celebrated."

"If the economic crisis has taught us anything, it's that putting our faith in the market alone will not work. New institutions are needed to harness powerful new economic forces, to address worsening class divides, and to make society and the economy work for all of us. We desperately need to institute and ratify a new social compact, entailing everything from investment in our human capital, the only real capital we have, to a new approach to education and learning. We need to recommit our economy to innovation, our society to openness and diversity, and we need to knit a new safety net for the truly disadvantaged. We need a complete break with the old Fordist order. It's time to forge a new society that reflects the demands, challenges, and opportunities of the Creative Age."

"We've reached the limits of what George W. Bush used to call the 'ownership society.' Owning your own home made sense when people could hope to hold a job for most or all of their lives. But in an economy that revolves around mobility and flexibility, a house that can't be sold becomes an economic trap, preventing people from moving freely to economic opportunity. Not only has that piece of the American Dream grown dark, but it's also clear that financial excess in the housing sector was one of the central causes of the economic crisis. Housing sucked up far too much of the nation's and the world's capital, and too many people—already overextended by the purchase of outsized houses—used those homes like virtual ATMs to finance carefree consumption. Every Great Reset has seen our system of housing change, and this one is no different. The rate of home ownership has been on the decline for some time now. Many of those who still choose to buy homes will choose smaller ones, while many more will opt for rental housing."
